The site will function like a "broker" site and sell commercial property and businesses. It will be competing with www.realcommercial.com.au with the same features and a similar layout. This is not a "WP Theme" project.

The site will cater to two customers. The first are individuals who want to create/post single ads for commercial property or a business that they are selling. The second are agents who will post on behalf of those they represent.

Once a client signs up (name, email, password) they will receive an email to verify the account to be active and they will need to accept the terms/conditions.

Once they log in, they should be able to subscribe to alerts and newsletters.

There will also be an optin to activate a "seller" account in which we will need additional information (more complete profile) including invoicing information.

The seller should then be able to create a listing and they can choose (pop-up) whether they want to list a commercial property or business.

Payments can be made with PayPal shopping cart, but open to options. There should be the option for customers to enter promo codes.

If the client is a broker, they should be able to insert their logo and brand the ad to market themselves.

There will also need to be an agent search function so that someone who doesn't have an agent could search for one.

There are basically three types of listings: Commercial Sales, Commercial Leases, and Businesses for Sale. The commercial sales and commercial lease can be co-listed as sometimes both options are available.

I need to have an admin panel where I can:
-set prices for the listings and options
-manage the categories and sub catagories
-enable/disable users and listings )non-payment
-check stats

I want to be able to send out newsletters monthly. Clients could subscribe to regional newsletters and we could send them for new listings in that area. If this can be automated in some way that would be great.
