I need to turn northshore.com into a database website, currently it is only flat files in html.

1. I want to duplicate a cms system that was created by ning.com,
a sample of their cms in action is www.techhui.com

2. I pretty much want an exact duplicate of techhui.com and all its features, my goal is to turn northshore.com into a thriving active online community.

3. however i also need to add another section to list vacation rentals as listed here http://northshore.com/rentals/hawaii-vacation-rental.asp

4. basically when a new user signs up to join the community the admin can assign them certain rights to all features of the website, like post a vacation rental unit, blogging rights, or moderate a forum.

5. the forum can be integrated from a free script like phpBB if you can integrate it into the website, or create your own custom forum script.

6. Social Integration with Facebook, Twitter and YouTube, when a user signs up they can connect their profile to twitter/utube/facebook.

- seo options, like being able to control meta tags of pages, and doing url-rewrites so that each page can be given keyword names, ex: http://northshore.com/hawaii/pipeline-beach-hawaii.asp

- User-Generated Content: Let members share photos, voice opinions in comments and blogs, bring stories to life with videos, and feed into the excitement of interaction.

- easily skinnable so that I can change the color schemes and basic layout.

- being able to create banner ads at top of website (header), right bar, and or footer.

- this should be done in php and mysql, ajax,javascript.

- as far as design It would make more sense to build the website first and then add the custom skin/colors later.
